Pond’s Edge is an upscale community located in Pennsbury Township, Chadds Ford, consisting
of 120 townhomes. We are well spread out on forty-two acres of rolling hillside with ample open
spaces. Our community takes its name from an adjacent large spring-fed pond, which is home to a
resident flock of Canadian geese. We are also adjacent to a very large wooded area, which is part
of the Pennsbury Land Trust and, as such, will never be developed.
Pond’s Edge is clustered into four villages. North Village, consisting of 41 homes, and East Village,
consisting of 22 homes, were built in the late 1980’s. South Village, consisting of 32 homes, was
partially built in the late 1980’s and completed in the mid 1990’s. West Village, consisting of
25 homes, was built in the mid 1990’s. There are five different model types in Pond’s Edge. They are
as follows: The Andean has 2,100 total square feet (30 homes), The Barrow also has 2,100 total square
feet (35 homes), The Campbell has 1,800 total square feet (34 homes), The Drake has 2,200 total square
feet (6 homes) and The Eider also has 2,200 total square feet (15 homes). The floor plans for all

Pond’s Edge is in the Unionville-Chadds Ford School District, which consistently ranks as the top
public school district in Pennsylvania. K through 5 students attend nearby Hillendale Elementary
School. Grades 6 though 8 attend Patton Middle School and high school students attend Unionville
High School. More than 90% of UHS graduates go on to attend college.
Pond’s Edge is located in a semi-rural environment, yet is very convenient to Wilmington, which is
about a 20 minute drive, and Philadelphia, which is about a 45 minute drive. SEPTA regional rail
service to Philadelphia in Media is about a 20 minute drive. Additionally, AMTRAK Northeast Corridor
service to New York and Washington is available in Wilmington about 25 minutes from Pond’s Edge.
The Philadelphia International Airport is about a 25 minute drive. Ample shopping is about a 10 minute
drive.
Pond’s Edge has a very active homeowners association. The responsibilities of the homeowners
association are outlined in the Pond’s Edge Declarations of Covenants, Easements and Restrictions,
which is provided on our website in the Documents section. The homeowners association is responsible
for roofs, siding, trim, gutters and downspouts, most landscape maintenance, sewer service, trash
collection, the master insurance policy and snow removal (except for on driveways and sidewalks).
Individual homeowners are responsible for their windows, doors, driveways and sidewalks.
The Pond’s Edge Homeowners Association has begun a significant project to replace most of our siding
and trim community wide. The project began in 2008 and is anticipated to be completed in 2012. We
are installing CertainTeed fiber cement WeatherBoard siding and Azek vinyl trim, both of which are
maintenance free.
